Can I buy a house while PCSing?
Yes. Many military families get pre-approved for a VA loan as soon as they receive orders, shop remotely or during a house-hunting trip, and close shortly after arriving. A VA loan specialist familiar with PCS timelines can align your closing date with your report date.
How much house can I afford on BAH?
BAH is designed to cover housing costs at your duty station, and lenders count it as qualifying income. Use our BAH calculator to estimate your allowance, then talk to a lender about how it translates into a mortgage budget.
Do I need a down payment for a VA loan?
No. The VA loan allows qualified veterans and service members to buy with $0 down and no private mortgage insurance (PMI), which typically saves hundreds of dollars per month compared to conventional financing.
Can I use my VA loan more than once?
Yes. VA loan entitlement is reusable. You can restore it after selling a home, and in many cases you can even have two VA loans at once — common for families who keep a home at their old duty station as a rental.
